Each property requires a specific marketing plan, but here are some typical components:
MLS – Multiple Listing Service – This is only the first step of the process, but many agents actually end their marketing efforts here.
Property Specific Website – A dedicated website is created for YOUR property only, ex. 8036CaminoDeArriba.com . This site allows me to add 100+ high definition photos, additional property information, and video. I am also able to add attachments such as building plans, HOA documents, and other important documentation if the situation dictates. The standard MLS listing is restricted to only 25 low definition photos, and has very limited space for the property description.
Syndication – Your home listing is automatically placed on 100′s of real estate related websites including Zillow, Trulia, Realtor.com, Harmon Homes, and Many More. Most buyers begin their property search online these days, and you will be missing out if your home is not listed on these sites as well. Many brokers restrict their listings to their own company website. This greatly restricts the reach your property will get online.
International Websites – I enter your listing on various international websites that target buyers from China, Korea, Japan, Russia, and more. Most of these are paid sites that many agents aren’t even aware of. Our area has become very popular with international buyers looking to acquire a 2nd or 3rd home with their cash reserves.
SEO – Search Engine Optimization – Would you like your home to show up in Google, Bing, and Yahoo? I employ a company that specializes in getting your property specific website “ranked” for keywords that are likely to be searched.
Just Listed Postcards – A large, full color postcard is sent to the surrounding neighborhood. Depending on the size of the neighborhood, 200-1000 postcards will be mailed. This is a great marketing tool, because many times your neighbors tell their friends or family about “the new listing down the street”. This tactic alone has produced countless sales for me that would have never occurred otherwise.
Professional Photography – I pay a professional photographer to come to your property to take 50+ high resolution photos. These photos are used in all the marketing for the property. Quality photos are extremely important. Great photos attract buyers!
Professionally Written Property Descriptions – I hire a professional writer to craft a compelling and informative property description to be used in the MLS listing, property specific website, and other advertisements. While I have found that most buyers are visually motivated by photos, some are also motivated by a well written property description.
For Sale Sign (if applicable) – A “for sale” sign is placed at your property along with “riders” that contain the home’s website address. When possible, I also use directional signs at busy intersections to encourage buyers to drive by the home.
Broker Open House – I schedule an open house for all area agents and brokers. This is a wonderful opportunity for the area’s most active buyer agents to view your property so they can personally recommend it to their clients. I spend considerable time marketing to other agents/brokers, and use various incentives to encourage them to attend.
Professional Flyers – I hire a professional designer to create a full color flyer. These flyers make use of the professional photography and descriptions I have already created. They are printed on glossy thick cardstock, and are used to create a stunning and quality impression inside the home.
Email Blasts to Local Agents – Your property is sent out as an email flyer to 1000′s of area agents and brokers in San Diego and Orange County. Due to the volume of listings available, a carefully crafted email flyer can grab the attention of an agent who may have the perfect buyer for your home. These work especially well for unique properties.
Email Blasts to Brokers in Major Cities – For Ultra Luxury or very unique homes, I send regular email blasts to brokers in New York, Miami, LA, Dallas, Chicago, and San Francisco
Property Specific Advertising – I evaluate your property and advertise it in niche magazines, specific websites, and/or local publications. Each property listing will be featured in at least one unique publication/website tailored to the projected buyer.
Open Houses – At the option of the property owner, we will conduct regular open houses. Generally open houses are recommended for only those homes that are not currently occupied.
Social Networking Sites – My listings are updated on Facebook, Twitter, Pinterest, and Youtube. Sharing is encouraged to gain maximum exposure. Placement on the social networks also helps to increase search engine rankings and bring traffic to your property website.
Monthly Ranch Report – All luxury properties are featured in my monthly “Ranch Report” publication mailed to 5,000+ residents of Rancho Santa Fe and the surrounding communities. For luxury properties, this is one of the most effective means of getting your property in front of those who are qualified to purchase the property.
As you can see, I probably go a bit overboard.

Since receiving my Marketing Degree nearly 15 years ago, I have been fascinated with Marketing and Sales. I have spent years tracking and refining my advertising and marketing system.
